Does the state deed list one area for the land parcel, while the State Land Cadastre lists a different one?
In practice, this is one of the most common issues faced by landowners. Such discrepancies may arise due to errors made when entering information into the State Land Cadastre, inaccuracies in older land documentation, or changes that occurred during the digitisation of records.
However, such discrepancies should not be left unresolved, as they may lead to significant legal complications in the future when selling the land plot, processing an inheritance, leasing the property, or carrying out other notarial transactions.
According to the Law of Ukraine “On the State Land Cadastre,” the only effective mechanism for correcting such discrepancies is to repeat the land surveying work. To do this, you must contact a certified land surveyor, who will verify the information, prepare updated documentation, and submit it to the State Land Cadastre for the changes to be made.
Any other methods of “correcting” the information without proper documentation do not comply with legal requirements.
In matters of land law, even minor inaccuracies in documents can have significant legal consequences in the future.
